Frequently Asked Questions
Buying, payment plans, fees, the Golden Visa and how Legacy Elite Real Estate can help you every step of the way.
Buying property in Dubai
What are the benefits of investing in Dubai real estate?
Dubai offers rental yields that compare well with other global cities, no annual property tax, income tax or capital gains tax on property, and long-term residency through the Golden Visa. The UAE dirham is pegged to the US dollar, and the city benefits from a growing population, world-class infrastructure and strong demand for quality homes.
Can foreigners buy property in Dubai?
Yes. Foreign nationals can buy freehold property in designated freehold areas across Dubai, including communities such as Jumeirah Village Circle (JVC), Dubai Sports City, Business Bay, Downtown Dubai and Dubai Islands. You don't need to be a UAE resident to buy.
Can I buy a property in Dubai without travelling there?
Yes. Many of our international clients buy remotely. Reservations and developer agreements can be signed digitally, payments made by bank transfer, and registration completed through the developer or with a power of attorney where needed. We guide you through each step and are happy to arrange video walkthroughs and 3D tours.
Is Dubai real estate a good investment right now?
Dubai's market has become more selective in 2026, with prices easing in some areas and holding firm in others. For buyers this means more choice and more room to negotiate. We focus on areas with strong end-user demand and projects with flexible payment plans. Read our latest market update on the blog, or speak to an advisor for a view on your specific goals.
Off-plan and payment plans
What does off-plan mean?
Off-plan means buying a property from the developer before it's completed. You usually pay in instalments during construction, often at a lower entry price than a finished home, and receive the keys at handover.
What are the payment options for buying property in Dubai?
You can pay in cash, with a mortgage, or through a developer payment plan. Off-plan projects typically ask for a 10–20% down payment, then instalments during construction and a final payment on completion. Some projects, such as Electra and Vega, also offer post-handover plans where you continue paying monthly after you receive the keys.
What is a post-handover payment plan?
It's a plan where part of the price is paid after the property is completed and handed over, often in monthly instalments over two to three years. This lets you start earning rental income, or move in, before the full price is paid.
Is my money protected when I buy off-plan?
Dubai has strong protections for off-plan buyers. Developers must register projects with the Dubai Land Department and RERA, and buyer payments go into regulated escrow accounts that are released to the developer as construction progresses. We only recommend projects we've reviewed closely.
What happens at handover?
When construction is complete, the developer invites you to inspect the unit (known as snagging), settle the final payment and collect the keys. The title deed is then issued in your name. We can arrange the inspection for you if you're overseas.
Costs and taxes
Do I need to pay property taxes in Dubai?
No. Dubai has no annual property tax, and no income tax or capital gains tax on property. You keep your rental income and resale profits, subject to the tax rules of your home country.
What fees should I budget for when buying?
The main one is the Dubai Land Department (DLD) registration fee of 4% of the purchase price, plus small admin and registration charges. Once you own the property, you'll pay annual service charges for building maintenance and amenities, which vary by project and are quoted per square foot. We give you a full cost breakdown before you commit.
What are service charges?
Service charges are annual fees paid to cover maintenance, security, cleaning and shared amenities in your building or community. They're set per square foot and differ by project; for example, LUME Residences estimates AED 14 per sq ft.
Golden Visa and residency
What is the Dubai Golden Visa, and how can I qualify?
The Golden Visa is a long-term UAE residency programme. Property investors can generally qualify by owning property worth AED 2 million or more. It grants 10-year renewable residency and lets you sponsor family members. Eligibility rules can change, so we'll confirm the current criteria for your situation.
Can I combine properties to reach the Golden Visa threshold?
In many cases, yes: the total value of qualifying properties can count towards the threshold, and some off-plan purchases can qualify too. The rules depend on the property's status and value, so speak to us and we'll check your options with the authorities.
